Planning & Construction Updates

January 2017

Phase 3 closeout and punchlist corrections are nearly complete. The phase 4 construction documents were completed. The drawings for the building permit are being reviewed by City of Seattle staff. The electrical drawings are also in for plan review. The cost estimate has been received. 


December 2016

Phase 3 closeout is in progress and punchlist corrections are nearing completion. Phase 4 construction documents are nearing completion. The phase 4 bid date is scheduled for March 2, 2017. The permit intake appointment took place on Dec. 21. Electrical drawings were submitted to the City of Seattle on Dec. 22. The 95 % construction documents have been sent for cost estimate.


November 2016

Phase 2 Final Acceptance was introduced to the Seattle School Board on Nov. 2, and approved Nov. 16. The phase 3 closeout was in progress, with punchlist corrections nearly complete.
Construction documents for phase 4 were in progress, and a bid date of March 2, 2017, scheduled.


October 2016

The Board Action Report (BAR) for phase 2 closeout was presented to the Board Operations Committee on Oct. 20. Phase 3 closeout was in progress, with punchlist corrections nearly complete. Phase 4 construction documents were in progress.


September 2016

Phase 1 retainage has been released following board approval in June. Closeout activities for phase 2 are complete and the Board Action Report was forwarded to Seattle School Board for approval. Final cleaning and waxing took place in all phase 3 areas. Curriculum and furniture and fixtures were moved into place and the technology equipment was reinstalled. The phase III punchlist was sent to the contractor and corrections began. School opened on schedule on Sept. 7, 2016.


August 2016

Closeout activities for phase 2 were in progress. Framing, drywall, acoustical ceiling repair and painting was complete. The seismic improvements were finished.
Mechanical, electrical and plumbing fixture and trim installation was 95% complete. Carpeting had been installed in all classrooms and the flooring was nearly complete in workrooms. The final cleaning and waxing of the first floor was complete, and the second floor was underway.


June 2016

Closeout activities for Phase 2 are in progress. All Seattle DCI reviews for Phase 3 are complete and the permit has been issued. Furniture, equipment and curriculum materials moving began on June 25. Notice to Proceed with construction activities was issued to the contractor on June 2. The elevator modernization is complete; the installation was approved by L&I on June 7.


May 2016

Closeout activities for Phase 1 are nearing completion and closeout activities for Phase 2 are in progress. The permit for Phase 3 has been issued and the construction contract signed. All Seattle DCI reviews for Phase 3 are complete, permit has been issued. The Notice to Proceed with submittals and procurement has been issued to the contractor. The elevator modernization is complete and awaits Labor and Industries final inspection.


April 2016

Closeout activities for phase 1 are nearing completion and the Board Action Report has been routed to Board. Closeout activities for phase 2 are in progress. All Seattle DCI reviews for phase 3 are complete and all fees are paid. The School Board has approved the phase 3 construction contract, and it is fully signed. The Notice to Proceed with submittals and procurement has been issued to contractor. Elevator modernization complete; awaiting L&I final inspection.


March 2016

Closeout activities for phase 2 are underway. All Seattle DCI reviews are complete and all fees are paid. Bids were opened for the phase 3 project, and the low bidder is Mike Werlech Construction with a bid under the cost estimate. The construction contract is in progress. The elevator modernization is now complete, with a 45 day operating permit issued pending corrections.


February 2016

The Phase 3 project was advertised for bids on Feb. 2, 2016 and the pre-bid walkthrough was held on Feb. 16. The Department of Planning and Development reviews are complete, except for structural. The elevator modernization work has been completed and is awaiting Labor and Industries inspection.


January 2016

The construction documents for phase 3 are complete and permitting is underway. The elevator modernization has been completed.


December 2015

Progress has been made to complete the remaining punchlist work. Construction documents for phase 3 are nearly complete, and preliminary information has been submitted to the Department of Planning and Development. Elevator modernization is 99 percent complete.


November 2015

Completing remaining punchlist work. Elevator modernization work is nearly complete. Construction documents for phase 3 are underway. Phase 3 preliminary application made to the Department of Planning and Development (DPD) for permit.


October 2015

The elevator modernization work is nearly complete. Construction documents for phase 3 are in progress. The phase 3 preliminary application to the Department of Planning and Development (DPD) for the permit has been made.


September 2015

Mechanical, electrical and plumbing (M/E/P) fixtures and trim are complete. Final cleaning was done. Furniture, fixtures and equipment was installed. Phase 2 is substantially complete. Elevator modernization work has resumed.


August 2015

Painting, flooring, suspended ceilings and other finishes are now complete. Mechanical, electrical and plumbing fixtures/trim is nearly complete. Installation of cabinetry and exterior window replacement is complete. Final cleaning is underway. The chimney was removed and a new concrete cap installed. Furniture, fixtures and equipment installation took place in August and prepared for school start on Sept. 9.

Phase 2 renovation included constructing four new science classrooms, a Language Arts classroom, a new Teen Health Center, locker rooms for both boys and girls, and making earthquake safety improvements. The elevator modernization is nearly complete, and the variance we have been waiting on from state department of Labor and Industries was approved on Aug. 25.


July 2015

Wood framing and light gage metal framing are complete. Seismic work is complete. Drywall installation is complete, and painting is in progress. Mechanical, electrical and plumbing rough-in has been done and fixtures/trim installation has begun. Suspended ceiling grid installation is complete. Cabinetry installation is underway. Flooring installation is underway. Exterior window replacement has begun. Chimney removal is 50 percent complete.


June 2015

Work began in the late start area on June 18, and demolition and asbestos abatement is underway. Wood framing and light gauge metal framing are complete in the early start areas. The utilities rough-in and seismic work continue. Structural steel work is done. Drywall installation continues with taping and finishing underway. The elevator modernization is nearly complete.


May 2015

Demolition is complete in the Phase II early start areas, as is wall framing and plywood shear wall construction. Mechanical, electrical and plumbing rough-in is approximately 50 percent complete. Insulation of the roof is done and the seismic/structural work has begun. Phase 2 will construct 4 new science classrooms, a music classroom, a new teen health center, boys and girls locker rooms, and provide seismic improvements to increase earthquake safety. This is the largest phase of the project, and construction began during Spring Break 2015 in unoccupied areas of the school, and will continue throughout the summer. Elevator modernization is 95 percent complete.


April 2015

The permit was issued on April 3 and a notice to proceed issued to Lincoln Construction on April 13. Construction began during spring break in unoccupied areas of the school and will continue through the summer. School district laborers have performed demolition and floor leveling in unoccupied areas to get an early start. Elevator modernization is nearly complete.


March 2015

The Department of Planning and Development continues to review the plan. The review is anticipated to be complete by early-April. A construction contract award has been made to the low bidder, Lincoln Construction, Inc., and it was approved by the school board on March 18 and signed by the superintendent on March 26. The notice to proceed with procurement activities was issued to Lincoln Construction on March 27. Elevator modernization is 75 percent complete.


February 2015

Plan review by Department of Planning and Development (DPD) continues, and is anticipated to be complete soon. Bids for construction of phase II were opened Feb. 11. Five bids were received, with the low bid being submitted by Lincoln Construction, Inc. A contract award has been sent to Lincoln.

Phase II will include constructing four new science classrooms, a music classroom, a new teen health center, boys’ and girls’ locker rooms, and making earthquake safety (seismic) improvements. This is the largest phase of the project, and construction is anticipated to begin during spring break in unoccupied areas of the school, and continue throughout the summer. District laborers have been performing demolition in the unoccupied areas of the school to get an early start in these areas.

Elevator modernization equipment has been delivered, and the state department of Labor and Industries has released the permit. Preliminary work on the elevator has begun.


December 2014

Permit requests for phase 2 were submitted in December. This phase will include four new science classrooms, a music classroom, the new teen health center, boys and girls locker rooms, a new computer lab, seismic (earthquake) safety improvements, and new finishes for two existing classrooms.

Phase 2 is the largest phase. Work is anticipated to begin during spring break in unoccupied areas and continue throughout the summer.


November 2014

The construction documents for Phase II are complete. Elevator modernization began.


October 2014

Construction documents for Phase II reached 25% in October and are being reviewed. Phase II includes constructing four new science classrooms, a music classroom, the new teen health center, boys and girls locker rooms, a new computer lab, seismic (earthquake safety) improvements, and new finishes in half of the existing classrooms. This is the largest phase of the project, and work is anticipated to begin during Spring Break 2015 in unoccupied areas of the school, and continue throughout the summer. Delivery of elevator modernization equipment is imminent, and work is anticipated to begin in November.

September 2014

A ceremonial ribbon-cutting on September 2 officially opened Jane Addams as a comprehensive neighborhood middle school. After the ceremony, students and families explored their new school. School started the following morning.


August 2014

Framing and drywall installation and finishing has been completed. Seismic improvements have been completed. Flooring and acoustical ceiling installation has been completed. Finish/trim is nearly complete. Plumbing, mechanical, building, health, and Fire Marshall approvals were received. Final electrical inspection is pending the contractor receiving and installing some of the light fixtures in the cafeteria, due to an extremely long lead time for manufacturing. Most of the school curriculum, library books, musical instruments, and furniture, fixtures and equipment have been received and placed in the classrooms. Elevator modernization submittals and shop drawings have reviewed, and this equipment is on order.


July 2014

Drywall installation has begun and the earthquake safety improvements are nearly done. Mechanical, electrical and plumbing rough-in continues. Orders have been placed for the school curriculum, library books, musical instruments, and furniture, fixtures and equipment. The remaining items, including furniture, from the K-8 program were removed. Furniture has started to be delivered for the new middle school. Elevator modernization submittals and shop drawings have been received and are being reviewed.

A ribbon-cutting ceremony is scheduled for Tuesday, August 2 at noon. 


June 2014

A Notice to Proceed (NTP) for evening demolition activities in the unoccupied areas was issued June 9 and the full NTP was issued on June 23. The K-8 program is being moved out and furniture delivery for the middle school is being staged. Demolition and asbestos abatement are about 75 percent complete. Framing, and mechanical, electrical and plumbing rough in have begun. The school curriculum, library books, musical instruments and other materials were ordered. The Board approved the elevator modernization contract and the NTP was issued on June 10.


May 2014

The construction contract has been approved and is ready to proceed. A pre-construction conference took place on May 23, and submittals are being received and reviewed. Review by the city Department of Planning and Development (DPD) is complete and the building permit should be issued soon. Ordering of the school curriculum, library books, musical instruments, and FF&E (furniture, fixtures and equipment) continues. The elevator project was bid and a construction contract awarded.


April 2014

A total of seven bids were received April 10, and a construction contract with Lincoln Construction is being routed for approval. Corrections have been submitted to DPD (Seattle Department of Planning and Development) following plan review comments. Health department plan review is complete and approved. Ordering of the school curriculum, library books, musical instruments, and FF&E (furniture, fixtures and equipment) has begun. A contract for special inspection and testing services has been executed. The elevator project has been advertised for bids, and a pre-bid conference was held.


March 2014

Construction Documents were completed and the project was advertised for bids, which will be opened April 10. A pre-bid conference held March 24 was very well attended. 14 General Contractors are on the planholders list. Health department permit application for the renovated kitchen was made. Meetings to determine the school curriculum, procure library books, musical instruments, and FF&E are continuing. A consultant for special inspection and testing services has been selected and a contract has been negotiated. Construction Documents for the elevator project are being revised following discussions with State L&I.


February 2014

Construction Documents for Phase 1 are 95% complete, and the project has been submitted for plan review and permits to Seattle DPD. The project has received a preliminary analysis and has been determined to not be a Substantial Alteration. Construction Documents for the elevator modernization project have been completed. Meetings to determine the school curriculum, procure library books and musical instruments, and FF&E have been held and will continue.


January 2014

The Design Development cost estimate has been prepared and is very close to the anticipated cost amount. Construction documents are underway for Phase 1 and the 50% submittal was due February 6. The project has received a preliminary analysis by Seattle DPD and has been determined to not be a Substantial Alteration. The construction phasing plan has been refined. Meetings to determine the school curriculum, procure library books and musical instruments, and FF&E have been held and will continue.


December 2013

Design development has been completed and a cost estimate is being prepared. Work began on construction documents to be complete in early March. The project has received a preliminary analysis by Seattle DPD and has been determined to not be a Substantial Alteration. Permit application for Phase 1 will be made in mid to late February. The construction phasing plan has been developed. The planning Principal is holding meetings with parents and community members to develop the school program’s curriculum.


August 2013

The School Design Advisory Team (SDAT) held two more meetings in August. The SDAT process is now complete. Engineers have made a preliminary assessment of the Auditorium and are preparing a report.


July 2013

The Seattle School Board approved the architect contract on July 3. The School Design Advisory Team (SDAT) has been selected and the first design meeting was held on July 10. The second meeting was held July 31.
