Construction Update - September 2010

Last month, August, 2010, the contractor completed the renovations of Hamilton International Middle School, in time to welcome the students back for the first day of school on September 8th, 2010. To view photos of the completed campus, view the Hamilton Photo Gallery.

On September 2nd, Hamilton celebrated its grand opening with a ribbon cutting ceremony. Guests were entertained by the Hamilton International Marimba band and the Hamilton Senior Jazz Combo and heard remarks from dignitaries including Superintendent Dr. Goodloe-Johnson. Construction Update - August 2010

Hamilton International Middle School's new gymnasium.

As of the end of July, 2010, with all major renovation and construction completed, the contractor worked to complete the final punch-list items (construction to-do tasks to be completed). Commissioning (the systematic and documented process of ensuring that the building systems perform efficiently and building operators are properly trained) continues. All of the building inspections have been completed and the building is ready for occupancy – the Hamilton administrative offices have been relocated into the renovated building.

This month, August, 2010, the contractor will complete any remaining items on the final punch list and the remaining furniture will be moved into the building. All Hamilton staff will begin their regular work in the renovated building beginning on August 23rd, and school will begin at 8:05 on September 8th.

Construction Update - July 2010

As of the end of June, 2010, the contractor has completed most of the renovation and construction of the historical building, new addition and new gym and the final punch-list items (construction to-do tasks to be completed) are being addressed. Commissioning (the systematic and documented process of ensuring that the building systems perform efficiently and building operators are properly trained) is underway. Fire inspections also are also underway.

In the new Commons, final finishes were completed with the exception of the paneling at the new stage and the new kitchen equipment has been installed. The band, orchestra and multi-purpose rooms are complete barring final installation of the climbing wall in the multi-purpose room. All casework installation throughout the buildings is complete and final wood trim installation is nearing completion.

On the site, final sidewalks and curb cuts at 42nd and Densmore are underway. At the Wallingford Park interface, the grading work is nearing completion as is all remaining landscaping. The playground rails are in fabrication. Last month, the Hamilton staff also began to pack up at the interim Lincoln site.

This month, July 2010, the contractor will complete all construction of the buildings and landscaping and address any remaining items on the final punch list. Inspections and testing of the fire alarm system and inspection of the elevator will be completed and commissioning of the mechanical system will also be completed.

Hamilton Staff will complete packing up and moving out of the interim Lincoln building into moving trailers, with the move back into the newly completed Hamilton school to be completed later this summer.

Construction Update - June 2010

This is an exciting month for Hamilton International Middle School as the contractor completes the major renovation of the historic building and the construction of the new gym and addition.

As of the end of May, 2010, the contractor has completed all work on the third floor of the historic building, with the exception of the installation of the lockers. On the second floor of the historic building the final equipment installation neared completion and on the first floor, finishes, casework and equipment installation also neared completion.

In the new kitchen, the contractor neared completion of the equipment installation. Electrical fixture and trim installation throughout the site have been completed and lights are now operational throughout the building and grounds. In the gym, the floor has been finished and the contractor has completed the installation of the bleachers, hoops, scoreboards and shot clocks. The band/orchestra room is now ready for final finishes and the multi-purpose room is nearing completion of finishes.

On the exterior of the building, the contractor is completing the replacement of the doors. And on the site, sidewalks are almost complete as are other site furnishings. Landscaping is underway.

This month, June 2010, the contractor is scheduled to complete construction and begin addressing any remaining punchlist items (construction to-do tasks to be completed). Inspections and testing of the fire alarm system and inspection of the elevator will take place. Landscaping, including the Wallingford Park interface, will be completed along with the playground equipment installation and site work.

Construction Update - May 2010

As of the end of April, 2010, the framing and drywall installation in the Commons is complete and the final finishes are underway. In the kitchen, the floor tile installation is complete and equipment installation of the freezer, cooler and vent hoods has begun. Wainscoting (the installation of wall coverings) has also begun in the kitchen area.

In the historical main building, floor coverings (linoleum and carpet) installation is complete on the 3rd floor and nearing completion on the 2nd floor. Door and hardware installation is complete on both the 3rd and 2nd floors. On the 1st floor, painting, vinyl wall covering, wood trim, and the installation of electrical fixtures are nearing completion. Permanent lighting is in operation on all floors.

At the new gym, the interior painting is complete and the backstops and lights are installed. Terrazzo work in the gym lobby floor is complete. In the historical gyms, the contractor has begun drywall work.

Exterior stairs are complete and the sidewalks on the south and west side of the building are open to the public. Remaining walks and sidewalks are nearing completion.

This month, May 2010, the contractor will complete the finishes and hardware installation and all the floor coverings. The contractor will also complete the installation of the elevator, the telecom system and the gym equipment.

Construction Update - April 2010

As of the end of March, 2010 casework installation is underway on the 2nd floor of the historic building and much of the finishes are complete on both the 2nd floor of the historic building and in the new addition. These finishes include painting, wood trim, vinyl wall covering, plumbing fixtures, bathroom partitions and tile installation. On the 3rd floor of the historic building, doors and hardware are in place and the contractor has started installation of the floor coverings. On the 1st floor, drywall installation is complete and drywall taping and mudding is nearing completion.

Terrazzo work, the construction technique whereby workers create walkways, floors and panels by exposing marble chips and other fine aggregates on the surface of finished concrete, is complete in the commons floor and final polishing is under way. Also in the new commons, the contractor has begun drywall work.

In the gym, the contractor has begun painting the interior and the installation of the translucent panels is complete. At the north end of the playground, the concrete work for the stairs and the retaining walls is nearing completion.

This month, April 2010, the contractor will complete the drywall and wood paneling installation at the commons. The contractor will also complete the wood trim installation on the 2nd floor and begin wood trim on the first floor of the historic building. Painting of the new gym will be completed and the flooring for the new gym will be delivered and conditioned.

Construction Update - March 2010

As of February, 2010, the electrical power was turned on in all the buildings and the contractor completed the rolled metal roofing at the new gymnasium and new gym lobby. The ADA ramp and sidewalks were completed on the west side of the building. Finishing work including painting, wood trim, vinyl wall coverings and ceramic tile continues on the 3rd and 2nd floor of the historic building and the new addition.

Terrazzo flooring was installed at the main lobby, south corridor and areas of the commons. Framing is underway at the commons in coordination with the terrazzo installation. Terrazzo is a construction technique whereby workers create walkways, floors, patios, and panels by exposing marble chips and other fine aggregates on the surface of finished concrete.

At the playground interface, the stairs and retaining wall at the north end of the playground are underway.

This month, March 2010, the contractor will complete the drywall and painting at the first floor of the historic building, commons, east-side historic gym and the stage. At the west-side historic gym, the contractor will install the skylight, metal stud framing and drywall. The contractor will also begin installing the flooring on the 3rd floor of the historic building and continue the trim work throughout the building.

Construction Update - February 2010

As of the end of January, 2010, all four main stairs are in place as are all windows in the main building and the addition. Finish work, including final drywall, paint, ceiling tiles, wood trim and ceramic tile, continues on the 3rd and 2nd floor of the historic building. The ADA ramp installation at the corners adjacent to the project is underway. All work on the Seattle City Light transformer is in place, and the building is ready to have its electrical power turned on. Sidewalks are now in place on the south side of the site and underway on the west side. Plaster restoration work has begun at the 2nd floor of the landmark spaces.

This month, February, 2010, the building’s electrical power will be turned on. The contractor will complete the rolled metal roofing at the new addition and new gym lobby. The contractor will also complete the painting of the new gym interior and the casework and finishes on the 3rd and 2nd floors of the historic building as well as begin work on the floor coverings. Work will continue on the school/park interface, including the installation of the final stairs and completion of the retaining wall.

Construction Update - January 2010

Work underway at the student commons, taken December 15th, 2009.

As of the end of December 2009, the skylight has been installed in the east historic gym and finish work is underway on the 3rd and 2nd floor of the historic building, including final drywall, paint, ceiling tiles, wood trim and ceramic tile. Steel frame installation for the grand stairs at the commons has begun, and other interior stair structural work is nearing completion. The exterior masonry is nearing completion with interior masonry work fully complete. On the west side of the playground, the terrace walls are in place and backfilled. Sidewalks are underway at the south side of the site.

This month, January, 2010, the grand staircase and stair towers will be completed and finish work will continue on the 3rd and 2nd floors. Drywall will be installed on the first floor and final framing will be completed at the commons.
